There is a two-night minimum stay on all weekends in season, three on holiday weekends. However certain stay combinations sometimes result in one night availability for Friday or Saturday night.

Reservation Deposit Policy
Upon making a reservation the guest is required to provide a credit card number and one night deposit plus tax. If stay is four (4) or more nights, a credit card number and a deposit of 50% of the total stay plus tax is required. Check or Money order will also be accepted but a credit card number on file is required. A guest’s stay will not be confirmed until payment has been processed. A room can be held a maximum of 48 hours pending receipt of payment.
Additional deposits may be taken anytime up until the arrival date or reservation has been paid in full for events such as, Dartmouth Graduation Weekend, Balloon Festival Weekend, and Foliage Weekends.
Reservation Cancellation Policy
For reservation cancellations made up to 14 days prior to the arrival date (60 days for Dartmouth Graduation, Balloon Festival, and Foliage Weekends), your deposit will be refunded minus a $30.00 cancellation/bank transaction fee. The bank charges us a fee every time we process a credit card transaction, the cancellation fee is to cover part of that fee.
For reservation cancellations made less than 14 days prior to the arrival date (60 days for Dartmouth Graduation, Balloon Festival, and Foliage Weekends), the deposit cannot be refunded but can be applied towards another stay within in the year. Refunds less the $30.00 cancellation/bank fee will be made for cancellations made less than 14 days prior to arrival date only if room is rebooked.
Please understand, we are a small inn, we never overbook. Any cancellations affect us and the services we provide.
Please note that we are unable to make refunds under any circumstances for late arrivals or early departures
